Ballantrae Sports Dome delayed again as developer cites tariffs, economic pressures

By Gene Pereira, Local Journalism Initiative reporter

The long-awaited Ballantrae Sports Dome project in Stouffville has faced another major setback.

During a recent community update, the developer, Mentana Group, announced that the timeline for the multi-sport complex has been pushed back to the fall of 2027, thus leaving residents and local sports organizations waiting even longer for promised indoor recreational space.

According to the Mentana Group community update, the delay is primarily driven by an “evolving tariff environment” alongside broader construction, financing, and supply chain challenges.

“Planning for critical construction materials, equipment and specialized building components is well advanced, with significant deposits and commitments already made to secure production capacity and lead times,” Mentana Group stated. “Given the evolving tariff environment and its impact on sourcing and costs, procurement and delivery schedules are being carefully recalibrated, while also identifying opportunities to support ‘Buy Canadian’ objectives.”

Despite these hurdles, the developer and Town of Stouffville officials emphasize that provincial and federal support remain behind the initiative, with the extended timeline viewed as a necessary measure to align suppliers and secure long-term project viability.

This is not the first time the high-profile project has hit roadblocks. Town council originally entered into an agreement with the original developer, Ballantrae Sports Group (BSG), back in 2022, with a groundbreaking ceremony following in April 2023.

That initial iteration stalled heavily due to difficulties finalizing a sustainable sewage and wastewater system meeting municipal standards, compounded by supply chain hurdles. After two years of inaction, the Town of Stouffville formally terminated its lease agreement with BSG in the spring of 2025 and partnered with Mentana Group.

While the facility boasts prominent supporters who view it as a vital investment in municipal infrastructure, it has also triggered significant community pushback.

Local residents, including those represented by the Responsible Recreation for Ballantrae website spearheaded by resident Regan Morris, have expressed concerns.

“We support appropriate recreational opportunities for Stouffville,” states the Responsible Recreation for Ballantrae website. “Our concern is whether an approximately 45-metre / 148-foot-high privately operated facility with roughly 453 parking spaces is appropriate for this location beside Ballantrae Public School and established homes.

“We are asking the Town to complete the outstanding technical reviews, demonstrate conformity with the Ballantrae-Musselman’s Lake Secondary Plan, consult meaningfully with residents, and reconsider whether a substantially smaller, community-focused facility would better serve Ballantrae.”

These worries are echoed by Stouffville Ward 2 Councillor candidate George Karpouzis, who is one of five candidates running for the seat being vacated by retiring Councillor Maurice Smith.

Karpouzis noted on social media that the project — specifically the lack of proactive communication — has been a dominant discussion point among local families, particularly the 75 to 100 households whose backyards directly face the site.

“Unfortunately, what’s followed is very little information regarding the planning and any studies that have been conducted with the build,” Karpouzis stated, pointing to unanswered questions regarding environmental consequences, traffic management, strains on local infrastructure, and noise and visual impacts on the village setting. “Any anger being expressed within the community is completely justified, and its primary source is a total vacuum of information.

“When a 47-metre-tall structure is planned right against your property line, a lack of communication from local officials naturally breeds deep distrust.”

Once completed, the massive year-round indoor sports and recreation destination, anchored by a permanent clubhouse, will host local leagues, developmental programs, tournaments, and high-performance athletes.

The sports facilities will include a FIFA-regulation soccer pitch, 24 pickleball courts, four basketball courts, four padel courts, baseball practice cages, a 350-metre, three-lane indoor walking track, fitness and training facilities, a metatherapy clinic, change rooms, and media rooms, a full-service restaurant, lounge, juice bar, and retail concessions.

As for a timeline by the Mentana Group for the facility, over the coming months work will continue on remaining project and government processes, alongside an active traffic study and foundational planning.

Site work and major construction are set to begin in early spring of 2027, which provides a window designed to finalize foundation, building, and dome erection.

The facility is set to be ready by next fall for the 2027-28 indoor sports season.
